If you take a look at the LA region using this tool you will see what happened after the 1990 housing bubble. I don't want to over extend by saying I can predict the future, but I suspect you will not only see the 30% drop in housing you predict, but this will also be followed by an extended period of moderate depriciation and stable prices for a long period, maybe a decade.
